Our long-term client William H Brown asked us to carry out a variety of building works in their Wymondham office, including a fire door fitting. They had an extensive scheme of works identified which included the fitting of two FD30 compliant Fire doors (Doors designed to provide fire and smoke resistance for a minimum of 30 minutes). Under the Regulatory Reform (Fire Safety) Order 2005 (RRFSO), our client had completed a full assessment of their premises and identified that the two FD30 fire doors were required to ensure that action had been taken to prevent the spread of fire through the building – should that ever occur.
Knowing that SAB Group can both fit and maintain FD30 fire doors and would also be able to complete the rest of the schedule of work, they asked us to support. The project involved internal and external decoration, lighting upgrades, new flooring alongside the fire door fittings.
Having the responsibility to carry out the entire schedule of works enabled us to make an efficient plan considering the decorating requirements that would relate to the fire door fitting as well as the general redecoration of the office and communal spaces.
The fitting of fire doors must be done correctly to ensure that their fire-resistant properties can be realised. This meant that we needed to remove the old doors, as well as the architraves. One of the existing door linings (to the kitchen) was damaged and was therefore removed and replaced, the small gap around the door lining and the existing masonry wall was sealed with fire rated intumescent sealant. The other door was fitted in the main sales office protecting the staircase.
Both new bespoke FD30 Fire Doors were made to measure, plywood paint grade with a glazing panel, manufactured by Premier Fire Doors. The new door furniture, hinges and digital locks are all fire rated and fitted by our specialist. The architraves are re-instated, and the decoration work is carried out. The final stage of the fitting is to fit and test the Overhead closer and ensure that the correct signage and notices are up around the building and that the Fire door itself has the correct labels and plugs identifying its fire stopping properties.
A fire door fitting is the process of ensuring that a fire door can perform to its designed specification in the event of a fire. It is not simply a case of hanging a door; the door, frame, seals, hinges, closers and ironmongery must all be installed as a complete system. The surrounding structure must be prepared correctly and any gaps sealed with tested fire rated products.
Accuracy is critical. Even small gaps or unsuitable ironmongery can reduce the fire stopping performance of the door. Our approach is to remove any damaged linings or components, replace them where necessary, and use only products that have been manufactured and certified for fire protection.
Practical use must also be considered. Fire doors in busy office areas need closers and hinges that are able to withstand frequent use without reducing their effectiveness. Correct fitting of these components ensures the fire door continues to perform while remaining functional for day-to-day operations.
Once fitted, the door is checked to confirm that it closes fully onto its seals, that all signage and identification plugs are in place, and that the ironmongery and closer are operating correctly. These checks confirm that the fire door fitting has been carried out to the required standard.
