Fire Door Inspections and Maintenance in Norwich and throughout Norfolk

Fire door inspections and maintenance in Norwich and Norfolk form an essential component of UK businesses’ risk profiling and planning.

fire door inspections in Norwich and Norfolk with SAB Group

Now more than ever, businesses need fire door installations that protect their workforces and tenants, as underscored by long-standing UK fire door regulations such as The Regulatory Reform (Fire Safety) Order 2005 (FSO) (and its equivalents in Scotland and Northern Ireland). Staying compliant with these regulations should be taken seriously, as they are designed to ensure that fire safety is at the forefront of risk management for businesses and organisations.

At SAB Group, we are third-party certified by the Fire Door Inspection Scheme (FDIS) for fire door inspections and maintenance. We also provide fire door installation throughout Norwich and Norfolk. We cannot overemphasise the importance of having correctly maintained fire doors to provide passive fire protection, thereby protecting your people and visitors in the event of a fire.

Norfolk’s Trusted Fire Door Inspection and Maintenance Specialists

A certified fire door inspector in Norwich from SAB Group is meeting the Responsible Person for Fire Safety

Fire door inspections and maintenance are important proactive measures for complying with the UK’s statutory law around the duties of the Responsible Person for fire safety. With this in mind, SAB Group is a Veriforce CHAS Elite-accredited and pending UKAS Accredited Third Party Certification fire door and passive fire protection specialist.

Our fire door inspections, maintenance, and installations are audited to the highest industry compliance standards. We inspect and maintain all types of fire doors, including FD30 fire doors, FD60 fire doors, internal fire doors, external fire doors, and fire door retainers.

SAB Group’s fire door inspections include a full report for each fire door including photographs of any defects; likewise, our fire door maintenance includes checking the serviceability of all fire door components from signage and ironmongery to door leaves, fire door frames and seals, and fire door retainers. We evaluate all critical spare components, in so doing reducing the cost of replacements and fire door asset downtime when issues are raised.

Why are Fire Door Inspections and Fire Door Maintenance Important?

The importance of fire door inspections and fire door maintenance cannot be understated, and is underwritten in key UK fire door regulations such as The Fire Safety (England) Regulations 2022. Practical fire door inspection and maintenance help fire doors perform their central function, namely, helping stop or limit the spread of fire and smoke in the event of an emergency. As the Fire Protection Agency (FPA) explains, fire-rated doors have the potential to save lives by

  • Allowing individuals to exit a space before it automatically closes.
  • Protecting escape routes from the effects of fire—smoke, gases, and flames.
  • Limiting the oxygen available to a fire, thus slowing or stopping its spread.

In the FPA’s words, fire doors are “engineered components” that are “designed to resist the spread of fire for a period of time, normally a minimum of 30 minutes” (in the case of FD30 fire doors; for FD60 fire doors, this extends to 60 minutes). This is due to the tight seal formed between a properly-installed fire door and its frame—something we guarantee as part of our fire door installation service at SAB Group.

Despite the clear health and legal imperatives supporting fire-rated doors and proper fire door inspection and maintenance, a survey conducted by the Fire Door Inspection Scheme (FDIS) in 2021 discovered 75% of over 100,000 UK fire doors failed to meet required standards. Not only does this endanger people’s lives, but it also suggests:

  1. Widespread misunderstanding of the importance of fire-rated doors, fire door inspection, and fire door maintenance in the UK.
  2. A lack of prioritisation of fire door inspections and maintenance, as well as proper fire door installation among UK businesses.

SAB Group helps businesses to align with UK fire regulations through proper fire doors inspections and fire door maintenance, as well as fire door installations. Contact us free today to discuss your business’s fire door safety.

Your business’s fire doors should be inspected on a monthly basis as part of your premises’ fire safety strategy. These checks are typically carried out by a facilities manager or a competent person, such as a fire warden or fire marshal. The goal of these monthly checks is to identify which fire door sets need fixing by a certified fire door specialist as part of routine fire door maintenance.

The Fire Safety (England) Regulations 2022 have made it legally necessary for Responsible Persons for all multi-occupied residential buildings in England (where the top storey is 11 metres above ground) to perform quarterly checks (minimum) on all fire doors in common areas, along with annual fire inspections on flat front doors.

Article 17 (1) of The Regulatory Reform (Fire Safety) Order 2005 clarifies that business premises, facilities, and equipment—including fire doors—must be “subject to a suitable system of maintenance and are maintained in an efficient state, in efficient working order and in good repair.

This imperative is upheld in The Fire Safety (England) Regulations 2022, which “require regular [fire door] checks to ensure that self-closing devices are working and the fire doors including flat entrance doors are in efficient working order and in good repair.

If your business’s fire doors are not properly and systematically maintained to the standards above by a competent third party, you will be in breach of UK statutory law. This could result in criminal proceedings against you under corporate liability in the event of a fire.

To avoid breaching the UK’s statutory laws around fire door safety, make sure:

  1. You and the person responsible for your business’s fire door safety strategy thoroughly understand UK fire door regulations.
  2. You both understand the duties required for effective fire door inspection and maintenance across the business’s property, including the specific actions required of the Responsible Person.

If you need help understanding the UK’s fire regulations and how they apply to your business, or you want help with fire door inspection or maintenance, get in touch with SAB Group today.

Supporting the alarming figure that over three-quarters of UK fire doors did not meet required standards in 2021, the Fire Door Inspection Scheme (FDIS) shared the four main reasons why these fire doors failed inspections. They were:

  • Excessive gaps between the door and frame (77% of doors tested).
  • Care and maintenance issues (54% of doors tested)
  • Issues relating to smoke sealing (37% of doors tested).
  • Improper installation (31% of doors tested).

The data also highlighted inspectors three main fire safety concerns as being:

  • A lack of fire door maintenance.
  • Poor knowledge of fire safety responsibilities.
  • A weak understanding of fire doors’ role in keeping people safe by those responsible for building fire safety.

Other common fire door inspection failures are damaged or missing intumescent seals on internal doors, non-fire-rated fittings such as closers and letter boxes, and non-fire-rated glass. Along with the failure items listed above, fixing these issues is straightforward, leads to statutory compliance and cost savings, and can be decisive in preventing fires.

How to Pass Fire Door Inspections: 7 Essential Fire Door Checks

At SAB Group, we encourage you to carry out the following seven checks monthly. This will improve your overall fire door maintenance, increasing your chances of passing a fire door inspection.

  1. Fire Door Certification

Locate the certification label or plug on the door (typically found on the top edge), then verify that all components of the door match the certification document. Note: the label can be difficult to see sometimes!

  2. Fire Door Gaps and Seals

The gap between the door and frame should be 2mm to 4mm at the top and sides, while the gap under the door should not exceed 10mm (or 3mm if smoke seals are required). Check that intumescent seals around the door or frame are intact and in good condition.

  3. Fire Door Hinges and Ironmongery

Make sure there are at least three hinges securely fitted with all screws intact and of the same size. Each hinge must have a CE mark and a fire identification stamp (such as a Certifire mark) matching the fire rating of the door. Hinges and ironmongery should be free from visible damage such as dents or missing screws.

  4. Fire Door Operability and Closers

Check that fire doors open and close smoothly without obstruction. Hinges and push bars should also operate without metal splinters or oil leaks, which may indicate wear. Crucially, the door closer must:

    • Be in good condition and CE-marked.
    • Fully close and latch the door from any position.
    • Close the door within 25 seconds from any position.
    • Latch the door completely when opened to 75mm or 5mm.

If an electronic hold-open device is installed, test its release function when the fire alarm sounds.

  1. Fire Door and Frame Condition

Inspect the fire door and frame for visible damage such as dents, holes, or missing pieces, and check veneered or lipped leaves are firmly glued in place. Any modifications, such as ventilation grilles, door furniture, or vision panels, must comply with manufacturer instructions, as unauthorised alterations can invalidate certification.

  2. Fire Door Signage

Fire doors should have the correct signage as per BS5499, clearly indicating their purpose. Signage may be required on both sides of the door to ensure visibility.

  3. Fire Door Obstructions and Fire Door Retainers

Keep emergency routes clear at all times, and make sure fire doors are never locked, fastened, or propped open. If hold-open devices are used, check they release when the fire alarm sounds. If you notice any incorrect use of fire doors (such as wedging doors open), we advise:

    • Training and educating your workforce around correct fire door usage (see below).
    • Installing legal fire door retainers where necessary.

Performing these checks monthly will help ensure fire safety compliance and effective fire door performance in an emergency.
