Your business’s fire doors should be inspected on a monthly basis as part of your premises’ fire safety strategy. These checks are typically carried out by a facilities manager or a competent person, such as a fire warden or fire marshal. The goal of these monthly checks is to identify which fire door sets need fixing by a certified fire door specialist as part of routine fire door maintenance.

The Fire Safety (England) Regulations 2022 have made it legally necessary for Responsible Persons for all multi-occupied residential buildings in England (where the top storey is 11 metres above ground) to perform quarterly checks (minimum) on all fire doors in common areas, along with annual fire inspections on flat front doors.

Article 17 (1) of The Regulatory Reform (Fire Safety) Order 2005 clarifies that business premises, facilities, and equipment—including fire doors—must be “subject to a suitable system of maintenance and are maintained in an efficient state, in efficient working order and in good repair.

This imperative is upheld in The Fire Safety (England) Regulations 2022, which “require regular [fire door] checks to ensure that self-closing devices are working and the fire doors including flat entrance doors are in efficient working order and in good repair.

Supporting the alarming figure that over three-quarters of UK fire doors did not meet required standards in 2021, the Fire Door Inspection Scheme (FDIS) shared the four main reasons why these fire doors failed inspections. They were:

  • Excessive gaps between the door and frame (77% of doors tested).
  • Care and maintenance issues (54% of doors tested)
  • Issues relating to smoke sealing (37% of doors tested).
  • Improper installation (31% of doors tested).

The data also highlighted inspectors three main fire safety concerns as being:

  • Poor knowledge of fire safety responsibilities.
  • A weak understanding of fire doors’ role in keeping people safe by those responsible for building fire safety.

Other common fire door inspection failures are damaged or missing intumescent seals on internal doors, non-fire-rated fittings such as closers and letter boxes, and non-fire-rated glass. Along with the failure items listed above, fixing these issues is straightforward, leads to statutory compliance and cost savings, and can be decisive in preventing fires.

How to Pass Fire Door Inspections Thetford: 7 Essential Fire Door Checks

At SAB Group, we encourage you to carry out the following seven checks monthly. This will improve your overall fire door maintenance, increasing your chances of passing a fire door inspection.

 

  1. Fire Door Certification

    Locate the certification label or plug on the door (typically found on the top edge), then verify that all components of the door match the certification document. Note: the label can be difficult to see sometimes!

  2. Fire Door Gaps and Seals

    The gap between the door and frame should be 2mm to 4mm at the top and sides, while the gap under the door should not exceed 10mm (or 3mm if smoke seals are required). Check that intumescent seals around the door or frame are intact and in good condition.

  3. Fire Door Hinges and Ironmongery

    Make sure there are at least three hinges securely fitted with all screws intact and of the same size. Each hinge must have a CE mark and a fire identification stamp (such as a Certifire mark) matching the fire rating of the door. Hinges and ironmongery should be free from visible damage such as dents or missing screws.

  4. Fire Door Operability and Closers

    Check that fire doors open and close smoothly without obstruction. Hinges and push bars should also operate without metal splinters or oil leaks, which may indicate wear. Crucially, the door closer must:

    • Be in good condition and CE-marked.
    • Fully close and latch the door from any position.
    • Close the door within 25 seconds from any position.
    • Latch the door completely when opened to 75mm or 5mm.

    If an electronic hold-open device is installed, test its release function when the fire alarm sounds.

  1. Fire Door and Frame Condition

    Inspect the fire door and frame for visible damage such as dents, holes, or missing pieces, and check veneered or lipped leaves are firmly glued in place. Any modifications, such as ventilation grilles, door furniture, or vision panels, must comply with manufacturer instructions, as unauthorised alterations can invalidate certification.

  2. Fire Door Signage

    Fire doors should have the correct signage as per BS5499, clearly indicating their purpose. Signage may be required on both sides of the door to ensure visibility.

  3. Fire Door Obstructions and Fire Door Retainers

    Keep emergency routes clear at all times, and make sure fire doors are never locked, fastened, or propped open. If hold-open devices are used, check they release when the fire alarm sounds. If you notice any incorrect use of fire doors (such as wedging doors open), we advise:

    • Training and educating your workforce around correct fire door usage (see below).
    • Installing legal fire door retainers where necessary.
